Love the location of this property. No car needed, walking distance to shops, restaurants and the ferry. The property was clean and would recommend this rental. The only negative is that the couch in the living room needs to be replaced because it is uncomfortable. I am receiving a gift card for providing this review.

I arrived at the location a few hours earlier than proposed check in time, but Dee, with the property, was there finishing up maintenance on it before my arrival, and allowed me to bring my luggage in and unpack. She was extremely friendly and helpful, and able to answer some questions before departing. Everything about the rental was as advertised. Only major issue was with the coded lock. It was unseasonably cool, and by Wednesday, the lock would not work properly. In fact, I was locked out about 9:00pm on a night that was rainy and cool. Waited about 1-1/2 hours before Paul arrived with a key. He advised the tumblers in this lock sometime act up with cooler weather. But he was as nice as he could be. I would also suggest more private blinds on the front door window and the bedroom windows. But other than those two things, it was very comfortable and clean. I was visiting my daughter and her family that week, and spent very little time in Balboa, except to sleep, so I'm not sure I'd stay there again. But if it's the Balboa lifestyle you're seeking, this is a great house within walking distance of all that's fun on Balboa.

The property was very clean and well appointed. Staff response was excellent when we had questions about anything. The location was excellent and we enjoyed walking around the island and to dinner at night. The Halloween decorations at so many homes around the island were fun to see. I understand that Christmas time is even more of a spectacle.

Very clean, charming cottage. Ideal for a couple. Just a short walk from Main Street with shops and most importantly, Starbucks! Rental agency was most helpful and quickly responsive to any questions or issues. I would definitely stay here again!

Location was great, house was very clean, and it was very cozy! We brought a blow up air mattress so we could comfortably sleep 4 women. We had a great time and would definitely stay here again!

The cottage is very nice. We enjoyed the amenities that were provided. There are some things however, that are outside the control of the landlord, that diminish the experience. It is on Balboa Ave which is quite busy with both foot and car traffic. Additionally the noise from airplanes from morning through evening is at times bothersome.

With that said the cottage itself was everything we hoped it would be.

We would definitely stay here again. Great customer service.

The property was very clean and ready for me. The location is great, you are a quick Uber ride to great beaches and is you prefer to walk, the ferry to the peninsula is 15 minutes away. There is a nice bakery on the main street and coffee near by. You don't even need to cook. The washer and dryer are great. The days are hot and the place has no AC but nights cool down and you sleep like a baby.

We were so impressed with the cozy and quaint beach cottage. Everything you could possibly need from a rental was provided. It was the perfect location for us and truly matched the description in the listing. Everything matched the listing and exceeded our expectations. The layout was convenient especially having access to a washer and dryer. We were in close walking distance to Marine Ave where all the restaurants and shops are located. We were able to walk to the ferry to get to Newport and go to the "Fun Zone." We also took the Ferry to go to Newport beaches which was so easy to do. Walking from the rental to the downtown area was a very quick walk and we did it every day. We ate at about 3 different restaurants and they were all delicious. We ate at Crocker's The Well Dressed Frank, Ciao Italian Restaurant, Picante Martin's (which is fabulous and has the best chile rellenos) and Sugar N Spice (has the best ice cream desserts, chocolate frozen banana, balboa bar, soft serve ice cream). Every day we walked to the downtown area and had the best time. We also made a quick visit to Corona Del Mar since their beach is so much fun. The owner provided excellent customer service and I would definitely recommend this property to a friend or relative. We absolutely had an amazing beach vacation and can't wait to do it again next year!

This Charmer was just it, my husband and two girls enjoyed our stay. There was plenty of room for the 4 of us. Location was wonderful, easy walking to the ferry and also to places to eat/shop. The only complaint was the coffee maker was outdated and spilled while pouring. Other than that, a nice quiet cozy place. We would definitely stay here again.

This was a great little find. Clean, Cute and had everything you would need for short stay. Close to the downtown area and the water front. You dont need a car and Lyft is only a few mintues wait. I recommend it and would stay there again.

Have been to Newport Beach many times. Renting a place on Balboa Island made it more relaxing, fun and special. My friends and family (we had visitors each day) enjoyed our strolls around the island, driving down the coast, making our own dinners and generally not feeling like we were in a hotel.

The unit was charming, cozy and worked well for my vacation needs. The management company was very responsive when I reported the propane on grill was empty, someone was there within a half hour to change it out for me. Conveniently located close to Marine Ave and easy access to water. I’ve stayed in several vacation rentals in the island, this one by far is my favorite. Only downside, it is very close to a busy street, so noise from traffic was present.

Beautiful home on Balboa Island. Ill equipped kitchen. I have stayed at many Airbnb’s. This was over-priced—not its nightly rate but the cleaning and service charges. Will shy away from Turnkey rentals going forward.

We had a lovely stay in this very well located cottage. The coastal decor was very tasteful and beautiful. Everything was very clean and organized. Only suggestion is for adult silverware.

This property worked well for us and our 2 small children. The pullout couch really needs a cleaning, though, and all the sheets should be replaced as they have seen better days.

Place was generally clean, but sofa needed attention. Cute but small, and the tight spaces became an issue if friends were over. The one bedroom was especially tight. Opening windows provided for a refreshing ocean breeze, but traffic noise was disappointing. Also, noise from upstairs guests was more than expected - probably because of the age of the structure. Walking, boating, and shopping were very nice and covenient.

Cute, clean and comfortable. Upon arrival we were actually allowed to check-in at Noon rather than 3:00 PM. Very much appreciated as we had no car and would have had to secure our luggage somewhere. Kitchen is nicely appointed with full size fridge, microwave AND a Viking stove. It didn't bother me, but there is no dishwasher. Bedroom is small-very tight along the sides of the bed. Our biggest disappointment was the bed linens. When we turned back the covers to go to bed, there was a large hole in the fitted sheet. Upon closer inspection, it was apparent that the sheets were quite threadbare and in dire need of replacement. Not a deal breaker, but a detail that should have been caught. Bath linens were nice, as were the provided bath products, however the tissue dispenser was empty. The cottage has WIFI, but you have to log in each and every time you return to the cottage. Bottom line-great location, walk or bike anywhere, cute, comfortable vintage cottage. For great food on Marine Ave, don't miss The Abundant Table, Mr. G's and Blue Chair Bakery.

Charming place to celebrate our anniversary. The cottage was very clean and super comfortable with nice furnishings and a well-appointed kitchen. Excellent location, close to town and a short walk to the bay. Nice patio with a BBQ which we didn't have time to use - maybe next time. Unfortunately, our first morning (when we'd hoped to sleep in) was disturbed by nearby demolition/construction noise at 7am. It sounded like we were in the middle of a war zone, with construction equipment, backup alarms, and jackhammers going like mad in the alley just outside our bedroom walls. No one's fault, of course, but it was extremely annoying and disconcerting to have been awakened by such a din - especially when, by 11am, all the equipment was gone and there was peace and quiet. Couldn't they have been a bit more considerate and started a little later? Hopefully, if we stay again, we'll have a more peaceful visit. Thank goodness the weather cooperated and we had beautiful, sunny days sandwiched between an otherwise rainy week.

We had a wonderful stay in this cozy cottage in the heart of Balboa Island, a short walk to Marine Drive shops. Very clean, well appointed and easy parking. It was a little tight for 3 people.

A nice little property for a long weekend. Does not provide a washer and dryer as described and it would have been nice to have a dishwasher for those who stay for a longer period. While I understand that most people might eat out for most of the time, it would be better if you did not have to eat with children's cutlery. Eating cereal with a teaspoon is a trifle exhausting. The residents can sometimes be a little heavy footed.

We were looking for a quaint beach house that we could walk to local restaurants and shops, or stay in and relax with the ocean breeze. We found both with this property. We brought our bikes to get around the island and go across the ferry to the fun zone, which we found were actually within walking distance. One day was spent stand-up paddle boarding and the property supplied beach towels and a beach umbrella to relax when we finished. The property also has a bbq and nice patio with all the supplies you need for a nice night in. There is a lot of foot traffic, and parking is sparse, but we expected this being that the property is in a highly desirable location. We will definitely be back next summer.

What a great little place to relax and enjoy the Island. We took a boat ride, enjoyed the beach and the cottage was very well appointed. Very cute with lots of vintage charm with modern upgrades. Had a wonderful 4th. of July! Very close to the down town and restaurants... Can't wait to return! Cheers,

This was truly one of the best rental experiences I have had! Everything was spotless, with every amenity! We were lucky enough to meet one of the property owners Stephen who was extremely gracious and went above and beyond to make this weekend everything we had hoped it would be! My husband and I rented this adorable beach cottage for a getaway weekend. We found parking easily on Friday afternoon and didn't use our car the rest of the weekend! Yummy restaurants and cute shops in walking distance. We took the ferry to the peninsula to sit on the beach and walk around Newport, couldn't ask for a better location. We had Balboa Bars every night and had fun exploring the boutique shops. The bed was very comfortable and the kitchen well stocked. We loved having the dutch door open for some fresh ocean air. We had plenty of space, could have had 2 more guests without a problem. The decor is so cute, wish we could live there! Can't wait to return. Thank you for a great stay!

We spent five nights in Balboa Island. First we had a little problem with the key code, but with a help of management it was solved quickly. The apartment was located perfectly and you don't need to have a car except if you want to go far away attractions like Disneyland. Great island to walk, run, sup, kayak and especially go whale watching! We had two kids with us and there was a room enough for us. Balboa Island is a extraordinary and picturesque place in California. Highly recommended!

What a great property in Balboa Island! My husband and I can't wait to go back next year. The house is perfect for a couple and is a perfect location on Balboa. It is beautifullly decorated and is well stocked with linens and a complete kitchen. It is located 4 streets from Marine, the Main Street. We walked everywhere. We did have a car, and found easy access parking on the street.
