  1. What are the vacation rental regulations to know about in Gulf Shores/Orange Beach? Gulf Shores and Orange Beach both require a Short Term Rental (STR) business license to operate. These licenses can easily be acquired by contacting the respective City’s Finance Department. Once obtained, TurnKey can help you handle all the lodging tax remittance to the City, County and State on your behalf. Other regulations to note include:
    • - Gulf Shores, AL, will ask for a copy of your valid driver’s license.
    • - Fort Morgan, AL, is outside of any city limits and does not require a business license. However, you are still required to collect and remit lodging taxes to the County and State, which TurnKey will do on your behalf.
    • - Perdido Key, FL, is also outside of any city limits but you are still required to obtain a Business Tax Receipt in order to file lodging taxes for the County and State, which TurnKey will do on your behalf.
      • What are the top neighborhoods in Gulf Shores/Orange Beach to own a vacation rental? The island has around 16,000 STRs in a variety of neighborhoods. Whether you are interested in owning a condo, duplex, townhome, or single-family home, you can find all of these throughout the area both on- and off-beach depending on your personal goals and budgets. Fort Morgan is known for its quieter pace, being less dense with development, and more dog-friendly. It also has more traditional single-family homes vs. condos, is home to the historic Fort Morgan site, and has a ferry to Dauphin Island. Dining options are plentiful, but travelers will need to be prepared to come with a car. Gulf Shores is the most well known name in the area, having been incorporated long before anything else. In fact, the first “beach” accessible to the mainland is on Gulf Shores. In addition to it’s famous beaches, Gulf Shores also offers numerous condo options and homes, especially near West Beach. The area has numerous restaurants, entertainment venues (The Track, Waterville, various putt-putts and more) and unique, locally owned shops. Orange Beach is just east of Gulf Shores and on the same beautiful stretch of white sand beaches. There are more condos and fewer single-family homes to choose from here, but it’s generally less congested and offers a plethora of water-oriented activities given the various back bays and Gulf access.

Some of the most well known events include the Hangout Festival, National Shrimp Festival, Orange Beach Seafood Festival & Car Show, Orange Beach Festival of Art, The FloraBama Mullet Toss, Blue Marlin Grand Championship, Mardi Gras parades, Waterway Village Zydeco & Crawfish Festival, and the FloraBama Frank Brown Songwriters Festival. There are also numerous events at The Wharf Amphitheater, and sporting events including: USSSA baseball, National Collegiate Beach Volleyball Championships, and more. Just 30 miles away is The Pensacola Naval Air Station, home of the Blue Angels, with the free air museum and weekly Blue Angels practice shows. It’s a must see event that everyone loves – and you’ll probably see them buzzing the beach in the afternoon. Another draw is Fort Morgan at the mouth of the Mobile Bay. History buffs will enjoy walking the grounds utilized in no less than 4 wars, and most notably the Civil War where “Damn the torpedoes” could be heard on its surrounding waters.
      • What is your favorite part about working in Gulf Shores/Orange Beach? My family moved here so we could experience all the area has to offer on a daily basis. We truly live in paradise and love this tight-knit community on our little island. I enjoy sharing everything the island has with our owners and guests and truly take pride in our community. Boating is our favorite passion and when I’m not helping owners, I’m usually on or around the water with family and friends.
      • Bonus question: How have you updated your cleaning practices since COVID-19? We take standards for cleanliness very seriously. In light of COVID-19, the enhancements to our GuestWorks® cleaning system and verification technology were made to ensure the safety of our homeowners, guests, vendors, and team members.
