  1. What are the vacation rental regulations to know about in Nashville? Vacation Rentals, commonly referred to as ‘Airbnbs’ are a thriving industry in Nashvilles, TN. Since so many travelers like to visit the Music City, Modern townhomes (nicknamed Tall-n-Skinnies by locals) and newly constructed hotel-like condominiums dot the city, providing a healthy and competitive market year-round. Here are some of the short-term rental (STR) regulations to keep in mind when operating a vacation rental in Nashville:
    • - A vacation rental must be issued a Short-term Rental Permit (STRP) by Metro Nashville Davidson County. If you are caught operating without a STRP, or it has expired, the city will revoke the permit immediately and you can be fined, and/or find yourself in court. Do not be caught in this situation.
    • - Metro Government of Nashville issues 2 types of STRPs: 1) Owner-Occupied (residential), 2) Not Owner-Occupied (NOO). If your investment will not be your primary residence, you should only seek a property that qualifies for Not Owner-Occupied and zoned RM, MUN, MUL. Housing zoned R or RS indicates residential. *TurnKey Vacation Rentals Nashville, and your realtor, can help determine how a specific property is zoned and if it qualifies for Not Owner-Occupied (NOO).*
    • - If you are interested in a duplex (also known as HPR), you must own both sides and can only STR one side as Owner-Occupied. Another regulation to consider is no less than 100 feet from the property line of a church, school, daycare, or park.
    • - Another thing to consider is bedroom count and occupancy. STRPs are only issued for Studios - four bedroom homes. Occupancy follows this rule: 2 per bedroom + 4 more. Therefore, one bedroom = six ppl max, two bedrooms = eight ppl, three bedrooms = 10 ppl, four bedrooms = 12 ppl.

There are multiple steps to the application process including a Fire Marshall inspection. Your STRP is not issued until all steps are met including passing the Fire Marshall inspection. The STRP fee paid to Metro is $320.20 and renewed annually.
  2. What are the top neighborhoods in Nashville to own a vacation rental? Nashville is more than Downtown’s honky tonk row along Broadway and Second Avenue. The city has a diverse collection of neighborhoods comprising Music Row favorites, universities, and charming local hangouts with incredible food, unique drinks and incredible shopping. A good rule of thumb is to find a vacation rental that is within 2-3 miles of Downtown, or a $10 Uber ride. While you can’t go wrong with Downtown, other popular neighborhoods to consider are:
    • - The Gulch / 12 South / Berry Hill / WeHo (Wedgewood Houston)
    • - Music Row / Midtown / Vanderbilt / West End / Hillsboro Village
    • - Germantown / Buena Vista / North Nashville
    • - East Nashville / Cumberland Heights
    • - The Nations / Charlotte Avenue / Sylvan Park corridor

  4. What events drive vacation rental bookings in Nashville? Travelers to Nashville don’t only visit for the Downtown honky tonks -- although that’s a very good and well-known reason. Bookings are also driven by various annual events in the city. Between the live music scene, big-name concerts, Titans & NFL teams, Predators & NHL teams, MSL - yes we do have a professional soccer team -- college football, parents and graduation weekends, as well as the foodie scene and seasonal festivals -- there is always a reason to visit and vacation here. Nashville can be considered a year-round market with steady tourism March - November. The months of December - February should be considered the slowest. Our Nashville CVB works hard to bring sell-out conventions and events to include big tourist drivers like the NFL Draft and NASCAR Cup Series in 2019. You can always count on the CMA Fest in June and New Year’s Eve to be a big draw.
  5. What do travelers look for in a Nashville vacation rental? Travelers looking for a vacation rental in Nashville search for homes that allow for friends and family to travel and stay together. Three- and four-bedroom homes are in high demand as they can sleep 10 - 12 people, as well as rooftop decks and communal gathering spaces. Interior design with pops of color and visual interest will lure guests -- modern, fresh, fun, and Instagram-worthy are booked and booked again. Murals are no longer just for outdoors, owners are painting them inside to differentiate their Airbnb from others.
  6. What is your favorite part about working in Nashville? I’m constantly amazed at Nashville’s growth by the steadiness of the music industry it was built on. There’s so much history here but it hasn’t slowed our progress. Young and old are always looking to have a good time in Nashville. People are bar hopping, singing, dancing, scootering from here to there. For me, Nashville is just a fun place to be. I love watching others enjoy the city like I do, let loose, and leave with good memories of Music City.
  7. Bonus question: How have you updated your cleaning practices since COVID-19? We take standards for cleanliness very seriously.
