LIVING AREA Make yourself at home in the light-filled living area, configured with a large flat-screen TV. A foosball table and electric fireplace provide added allure. KITCHEN & DINING Prepare tasty meals in the fully equipped kitchen, updated with all-new appliances, including a Keurig machine. Dine together at the eat-in table for six. BED & BATH This two-story home accommodates eight guests between three bedrooms and a full-size futon in the additional living area. Sleep soundly in the primary bedroom, appointed with a queen bed, a flat-screen TV, and an en-suite bathroom with a walk-in shower. Two guest rooms each feature a queen bed, TV, and direct outdoor access. The guest bathroom holds a tub/shower combination. OUTDOOR AREA & AMENITIES The private backyard presents a peaceful and secluded setting -- dine alfresco on your back porch, detailed with a convenient gas grill. Complete with a gas firepit, the scenic deck provides an ideal spot for after-dinner drinks. EXTRA PERKS & MORE DETAILS Complimentary Wi-Fi, central air-conditioning, and a washer/dryer are provided. Driveway parking is permitted for two vehicles (street parking is not allowed). The driveway is routinely plowed during winter months; however, guests may need to utilize the provided shovels during heavy snow events. The use of the wood-burning stove is not permitted. This property has a sensitive septic system that does not accept toilet tissue. Strict ordinances govern Lake Tahoe vacation rentals. This home cannot be used for any parties or weddings/receptions. Maximum allowable occupancy is 8 people and 2 cars, enforced/patrolled 24 hours/day. Over-occupancy, excess vehicles, or excessive noise at any time of day will result in a guest fine up to $2,000 – in addition to any fines assessed against the homeowner by local authorities. Failure to observe the NO PARTY policy may result in eviction. This home is located in a sound-sensitive neighborhood and is not suitable for large/noisy groups. Outdoor wood-burning fires and charcoal grills are prohibited per local ordinances. All leases require a minimum 31-day term. THE LOCATION Take a short walk to sit by the banks of the American River, or explore hundreds of miles of trails in the Eldorado National Forest. Come winter, hit the slopes at Sierra-at-Tahoe (22 minutes).
