Please note that this unit is on the 5th floor of the condo building (without an elevator) and may not be appropriate for the elderly, disabled guests, or groups with very young children. ABOUT THE CONDO Catch sight of Lake Tahoe before stepping inside the welcoming living space. Grab a book and relax on the extra-plush sofa. Enjoy the gas fireplace and watch a movie on the 32” TV. Whip up meals in a contemporary kitchen with granite countertops and stainless appliances. Serve at a dining table for up to eight. A full bathroom on this main level has a tiled walk-in shower. There’s comfortable sleeping space for eight guests between three bedrooms. The master bedroom and second bedroom each have a queen bed. The first lofted living space features two twin beds. There’s also a balcony with seating for two and a bathroom with a walk-in shower and private hot tub. Another lofted area doubles as an extra sleeping space with two futons, a dining table, and a flat screen TV. Extras include complimentary Wi-Fi, a washer/dryer, and unreserved parking for up to two cars. THE LOCATION Hop on the free shuttle, or drive 4 minutes to the Stagecoach lift at Heavenly to enjoy the extensive trail network and excellent tree skiing. After a fun-filled day on the mountain, take a 10-minute stroll for a meal at the award-winning Fox & Hound Smokehouse Grill. Or walk just minutes to stock up for dinner at the local Tramway Market grocery store. In warmer months, drive 15 minutes for water sports on Lake Tahoe, including boating and beachside relaxation at Ski Run Marina. Horseback riding, hiking, and cycling opportunities abound as well. LOCAL ORDINANCES Strict ordinances govern Lake Tahoe vacation rentals. This home cannot be used for any parties or weddings/receptions. Maximum allowable occupancy is 8 people and 2 cars, enforced/patrolled 24 hours/day (meaning that even an afternoon BBQ with too many people would be subject to citation/fine). Over-occupancy, excess vehicles, or excessive noise at any time of day will result in a guest fine up to $2,000, in addition to any fines assessed against the homeowner by local authorities. Failure to observe the NO PARTY policy may result in eviction. If a hot tub is available, there can be no use after 10pm. This home is located in a sound-sensitive neighborhood and is not suitable for large/noisy groups. No smoking. No pets of any kind are allowed unless specifically noted in the listing. VHR #06304.
